The Right Answer Depends on Your Surface

There is no single correct sealcoating interval for every asphalt surface. The right frequency depends on:

  • Whether it is residential or commercial
  • Traffic volume and vehicle weight
  • Geographic location within Virginia
  • Surface age and current condition
  • Quality of previous sealcoating applications

Residential Driveway Frequency: Every 3 to 5 Years

For a typical Virginia homeowner with a standard residential driveway, the recommended sealcoating interval is every 3 to 5 years.

The range exists because conditions vary:

  • 3 years: Appropriate for driveways with heavy use (multiple vehicles, frequent deliveries), coastal locations with salt air exposure, or surfaces that were not sealcoated on schedule previously
  • 4 years: The sweet spot for most Virginia residential driveways in good condition
  • 5 years: Appropriate for lightly used driveways in good condition with quality previous applications

First application: Wait 12 to 18 months after new asphalt installation. New asphalt needs time to fully cure and off-gas before sealcoating. Applying too early traps volatiles and can cause adhesion problems.

If you are seeing structural warning signs, have a contractor assess the surface before scheduling sealcoating. Sealcoating over a failing surface does not fix the underlying problem.
